Please read the full description, house rules and Local and State Rules stated below before sending a reservation request.This spacious home offers 4 stylish bedrooms (2 kings and 2 twins) all with SMART TVs, a large open-plan living space with a lounge, formal dining area, stylish fully-fitted kitchen, three bathrooms, a games room and a west-facing private pool.The bright and airy lounge area has two sofas, a flat screen SMART TV, cable TV, ceiling fan and sliding doors out to the beautiful pool deck. The formal dining area seats six guests.The stylish fully-equipped kitchen has all the appliances you need for dining at home including stainless steel oven and hob, fridge freezer, microwave, filter coffee maker, a Keurig, kettle, toaster, cooking utensils etc. as well as a granite breakfast bar with stools.This home boasts two king primary bedroom suites! Bedroom 1 has a king bed, a SMART TV, cable TV, ceiling fan, sliding doors to the pool deck, walk-in wardrobe and an en suite bathroom with shower, separate tub, twin sinks, granite counters and a WC.Bedroom 2 is located at the front of the home and has a stylish beach theme with a king bed, SMART TV, cable TV, walk-in wardrobe, ceiling fan and en suite bathroom with shower, tub, twin sinks, granite counters and WC.Bedrooms 3 and 4 are both attractive twin rooms with SMART TVs and ceiling fans. The family bathroom is located between these two rooms and has a bath/shower, sink and WC.After a long day riding the roller coasters, you will love heading home to your private full-sized, south-facing pool! The screened-in pool deck has a shaded dining area and four sun loungers. The pool can be heated (paid optional extra) and a pool security fence is provided for families with small children.Directly outside the pool deck is a lawned area (unfenced) behind the home where you can also relax.The games room guarantees fun for the whole family! Games include a pool table, air hockey, foosball and two stand-up retro arcade game machines featuring over a dozen retro games!At the front of the home is a private paved driveway with parking for two vehicles (no street parking permitted). The home has a laundry closet with a washer, dryer and ironing equipment. It has air conditioning throughout, ceiling fans, free Wifi and free local calls. There is complimentary use of a highchair and travel cot (pack and play).Located on the popular gated Sanctuary at West Haven community, this is a quiet residential community and it is very close to a Publix supermarket and a huge variety of restaurants, bars and shopping at the Champions Gate shopping area (less than two miles). Disney World is just 11 miles away, Universal is 20 miles, Sea World is 16 miles and MCO airport is 29 miles!SUPPLIES PROVIDED:All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.IMPORTANT BOOKING TERMS:STATE AND LOCAL RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:1. The maximum occupancy of the home is 8 guests plus 1 baby and this limit MUST NOT be exceeded at ANY TIME. If you cannot keep to this limit, please do not book this home. Breaking the occupancy rules lead to immediate cancellation of the reservation with no refund.2. Strictly no events or group gatherings that exceed the maximum occupancy.3. Only Guests who are included in the reservation are authorized to be in the home. No external visits from friends or family are allowed at any time even if this is below the maximum occupancy.4. This is a quiet residential neighborhood. Please keep noise at a respectful level at all times. The HOA also enforces quiet hours from 10pm – 8am.5. The home has parking for two vehicles on the driveway. No street parking, the HOA will tow and this is at the guest’s responsibility.6. No smoking permitted anywhere on the premises including the pool deck.7. Sorry but this home is not suitable for young adult/student groups under the average age of 25.8. No parties, gatherings or events are allowed.9. No pets.POOL HEAT OPTION:POOL HEATING IS $40 PER DAY PLUS TAXES. MINIMUM CHARGE OF 3 CONSECUTIVE NIGHTS. Please book pool heat before your arrival. If you request pool heat after you have arrived, please note that it takes a full day to get to temperature and there is an additional $20 call out to come to the home and switch the pool heat on.Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.All electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up.Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
