A bright and spacious 3BR/2B house, ideal for families, couples & friends. Professionally cleaned, everything is brand new and has been provided for a luxury vacation experience. You will have access to the community amenities, and be a short drive from downtown Naples, stunning beaches, restaurants, shops & many other attractions.As soon as you walk through the door we want you to feel at home and ready to relax into your vacation. The home has brand new furnishings throughout and has been decorated with love and great attention to detail. There is a calm, comfortable and luxurious, feel throughout. Everywhere is light and bright and the high ceilings, fans and sliding glass doors to the patio area and pool deck, give an immediate sense of Florida indoor/outdoor living at its best.Surrounded by mature, tropical gardens, the outside patio and pool area is completely screened, and ready for your ‘al fresco’ dining, and poolside lounging and sunbathing. The outdoor chefs amongst you will love the brand new, gas BBQ/grill. You will be spoiled for choice with the array of pool rafts – a floating unicorn, anyone? There is also a 55″ outdoor TV.The spacious open plan living area is comfortable and sociable, with a 65″ smart TV with a comprehensive cable package and all the popular streaming apps.The spacious dining area is perfect for indoor entertaining and leads through to the fully equipped kitchen, including a breakfast bar and a coffee station that will satisfy all coffee lovers’ needs! The owner has thought of everything, including most small appliances – toaster, kettle, blender, and even a waffle maker! The refrigerator has a water and ice dispenser, essential for those hot Florida days, and possibly just as essential, is the wine fridge!Through from the living area is the master suite, which also overlooks the pool and has private access from the bedroom. It has a king-sized bed with a super comfortable pillow top, a large walk-in closet, and private deluxe bathroom. The master bathroom has a large soaking tub, ‘his and hers’ sinks and a separate walk-in shower, with an awesome ‘rain-shower’ head. There is also a hairdryer, make-up mirror and we supply shampoo, conditioner, body-wash, hand soap and even bath bombs for our guests’ convenience.On the opposite side of the living area are the second and third guest bedrooms, which share a bathroom with a shower/tub combination. This bathroom also has a hairdryer, make up mirror and toiletries.The first guest bedroom has a king size bed and the second guest bedroom has twin beds, perfect as a kids room (although the beds are light enough to push together for a more intimate sleeping arrangement). Both have ample closet space. For our tiny guests, there is a pack ‘n play and also a highchair booster seat.All bedrooms have 42″ smart TVs and all beds are new and the mattresses and pillows have sealed coverings which are 100% bed bug proof. The bedding is Tommy Bahama and all duvet covers are fully washable and laundered after each guest stay.The laundry room is equipped with a washer and dryer and basic supplies and has access to the 2-car garage. Feel free to park the garage. In the garage, you will also find a wide variety of pool inflatables, as well as 2 adult bikes and 2 kids bikes for your use. We also have tennis racquets and balls available for use at the Briarwood courts. PLEASE INQUIRE FIRST. We do have restrictions (under 20lbs) and would like to know a little about your dog before approving it. There will be a non-refundable pet fee of $100 and there is a Pet Addendum we require completing and signing.We can also provide a weekly cleaning service for an additional charge.Please note:There is a non-refundable security application fee that is submitted to the community association, for guest access to the Briarwood Community. This is included in fees shown when booking.Guests will have access to the entire house, private pool, yard and garage. They will also have access to the community amenities including, 2 pools, tennis courts, and more.We manage this beautiful vacation home for the owner and are available by phone or text anytime during your stay. It has a relaxed, tropical, feel to it, with quiet, safe streets, perfect for leisurely strolls. You will have access to the community facilities, including the heated lap pool and resort-style pool. If you are feeling energetic there are also tennis, basketball and volleyball courts.The location is central to most of Naples attractions. The city is renowned for stunning beaches and sunsets, magnificent waterfront homes, world class dining and shopping, a vibrant arts scene and abundant outdoor activities. At Briarwood, you are just a short drive from downtown Naples, shops, restaurants and bars and, of course, the beaches. If you are a golfer, you will have plenty of exceptional courses to choose from. To ensure security and to gain access to the community, guests must immediately complete the Briarwood application form to confirm their booking. Thank you for your understanding.Minimum booking age is 30Pool heating available for an additional $20/day. Please let us know if you would like this option.No pets without prior permission. We will consider hosting the furry member of your family (dogs only – no cats), but need to know a little about them first, so please inquire before booking. There is a weight limit of 20 lbs and we will not accept any dangerous breeds. There will be a non-refundable pet fee of $100.This home is a private residential community and we kindly ask that you respect the neighbours and community as a whole. Please keep noise down before 8am and after 10pm.Pool: Please note that there is no pool barrier, so children of all ages must be supervised at all times. You (occupant) agree to assume all risks associated with the use of the swimming pool and of the swimming pool’s existence on the property and will not hold the owner or property managers liable.Upon arrival: Our goal is that you have an excellent stay and we strive to provide the house in top condition for you. Please notify the property manager within 2 hours of arrival if anything appears damaged, needs repair, or cleaning. We will assume that everything is in good condition if we do not hear from you.We know you will be considerate, but understand that accidents do happen. If damage occurs during your stay, please notify the property manager immediately so we may assess and notify you of any replacement/repair charges if applicable. You will be charged a $500 refundable damage deposit.Please read through the house manual provided online and in the property, to familiarise yourself with the house and our expectations of guests.Only sandy toes inside the house!
