The Crossing House sleeps 8 with 3 bedrooms and 2 bathrooms. The Cozy Cottage sleeps up to 6 with 2 bedrooms, 1 bathroom, and a pull-out sofa. The Magnolia Mini sleeps up to 3 with 1 bedroom, 1 bathroom, and a pull-out sofa.Enjoy gathering with family and friends at our brand new 3 in 1 property just a 5 min walk from historic downtown Norcross. The Crossing House is a beautifully-renovated 3/2 home with a fully equipped kitchen., 75″ TV, lots of natural light, and an office area. The Cozy cottage is a newly built 2/1 w/ large windows, a 65″ TV, a work area, and fully-equipped kitchen. The Magnolia Mini is a newly built tiny home under a large magnolia tree featuring a 45” TV, well- stocked kitchen, large cedar shower, washer/dryer combo unit, and windows. Walk straight through the back yard or out the front door, and down the street to reach downtown Norcross in 5 minutes. Each unit has its own outdoor seating options, and access to the entire property, which includes a grill, hammock and fire pit. We welcome families with children and have a pack n’ play and high chair available upon request. We also have an EV charger in the covered parking area available for guests who have booked the Crossing House as part of their stay.Guests will have full private access to the entire property during your stay. Guests will access each individual property via a smartlock system using a secure pin code that will be sent prior to arrival via text and email.The Crossing House is accessible from the front of the property, while the Cozy Cottage and Magnolia Mini are accessible through 2 separate pedestrian gates in the fence, with lighted gravel pathways leading to each unit. There is a central backyard space with string lights overhead that boasts a natural gas fire pit with 8 surrounding chairs, a hammock, grill, picnic table, and deck. Each unit has its own outdoor seating available, as well. To easily access downtown Norcross, simply walk through the back pedestrian gate and down the hill and you will end up right in the heart of downtown in 5-8 minutes.For any questions or concerns during your stay, you will be able to message or call us directly. We want our guests to have a great experience, and we’d love the chance to address any issues you may have as soon as possible. Additionally, we offer in-person support/maintenance when needed.Conveniently located within walking distances of all the best restaurants, activities, and park amenities that Historic Downtown Norcross has to offer, in addition to being a 10-minute drive to the Forum at Peachtree Corners. Downtown Norcross is an active downtown area with local events weekly, and the local police and fire station are nearby as well. We are only a 3-minute drive from Flint Hill and 173 Carlyle House for those attending a local wedding, and 18-minutes away from the Perimeter Chapel.This property is on a generally-quiet street behind an elementary school. Please note that Historic Norcross has trains pass through downtown frequently, and this train is 3 houses away from our home. We consider this to be part of the experience at the Crossing Collective, but have provided sound machines in every bedroom for those who are lighter sleepers.Interstate 85, 285, and 141 are all only 10 minutes away. Without traffic, we are only 20 minutes from downtown Atlanta!Free parking is available on-site for all units. The Crossing House has 1 covered parking spot and 1 spot directly behind the covered spot on our gravel driveway. 1 additional car can park on the street near the mailbox if needed. The Cozy Cottage has 2 parking spots on the far left side of the gravel driveway. The Magnolia Mini has 1 parking spot on the street in front of the right side of the house.Booking the Crossing Collective gives you full, private access to all 3 units on the property, which include: the Crossing House (the main house which is a newly-renovated 3 bedroom, 2 bathroom, 1230sqft house), and 2 backyard units: the Cozy Cottage (a brand new 2 bedroom, 1 bathroom, 530sqft houses), and the Magnolia Mini (a brand new 1 bedroom, 1 bathroom, 192sqft tiny house). There is a beautiful shared backyard space complete with a natural gas fire pit, hammock, and charcoal BBQ grill. Each unit also has its own outdoor seating area for dining. The backyard space is completely fenced in, and each unit has keyless entry via smartlocks. This property was made with wedding groups and family reunions in mind. Please keep in mind that we do have quiet hours between 10pm to 8am to keep our neighbors happy, and there is a smoke and decibel meter that will notify you via text if you reach the noise limits for our area, or if you are found to be smoking (cigarette, cigar, vaping, or marijuana) on the property. Please note that it does NOT monitor or record conversations, but simply the noise level and the presence of smoke.About Us: At the end of 2021, we got married just down the street at Flint Hill, with a rehearsal dinner at the 173 Carlyle House, and we loved the area so much we bought this house as place to come back to when we are in town. It is our first home together and we wanted it to bless others like it has already blessed us, so we decided to renovate it and add 2 additional units in the backyard to be able to host more people in one place. When we got married in 2021, there were no options like this available to host Catherine’s family from out of town, so we wanted to create a space where sweet memories can be made for our guests. We are usually traveling for work, but Daniel’s mom, Bonnie, and cousin, Jessica, are just down the road for any needs that may arise during your stay. We hope you love our homes as much as we do; we had you in mind as we built them!Cancellation Policy:Guests must cancel within 48 hours of booking and at least 14 days before check-in to receive a 100% refund for all nights, minus a 10% processing fee.Guests must cancel between 7 to 14 days before check-in to receive a 50% refund for all nights, minus a 10% processing fee.Guests canceling less than 7 days before check-in will be charged 100% for all nights. We are sorry that we are unable to offer a refund this close to your booked dates.We do offer a 10% discount for guests who book using our non-refundable payment option, but please note that this option does not allow for any refunds.We reserve the right to change reservation accommodations or refund the full balance should a specific property become unavailable due to circumstances beyond its control.Insurance: We have insurance for both the property and our guests for certain circumstances through InsuraGuest.Amenities: We provide our guests with the following: toilet paper, paper towels, soaps, shampoo, conditioner, lotion, tissues, trash bags, dishwasher pods, laundry pods, k-cups, tea bags, dishwashing soap, aluminum foil, plastic wrap, olive oil, and basic spices. We replenish these items before every guest stay. Please note: we provide up to 7 days’ worth of these items; if your stay is longer than 7 days, we would ask that you purchase any supplies needed after that point.TVs: Please note that we have Amazon Fire TVs in each unit. These TVs do not have cable. You are able to access Amazon Prime, Netflix, HBO, Disney+, Hulu, or your own cable account by logging in to your own account for each content provider. Your account will be logged out of upon your departure.● Neighborhood quiet hours are strictly enforced from 10PM-8AM;● Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc.) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 10PM. No amplification devices or musical instruments can be used outdoors or can be audible outside the home at any time, day or night. Guests must be mindful of their noise levels at all time;● No smoking, vaping, marijuana usage, or use of illegal substances is allowed on the property ($1,000 fine);● No pets allowed due to safety and allergen concerns ($500/pet fine);● Do not exceed the maximum allowable vehicles. All vehicles must be parked in designated parking areas;● Parties/events, lack of decorum, and disruptive noise will not be tolerated. If this rule is broken and/or the neighbors are disturbed, we reserve the right to ask the guests to vacate the premises with no refund and a fine of $500;● Guests must maintain all property and furnishings in good order and may not make any changes to the property, including moving furniture, unless otherwise agreed to in writing by the owner;● Guests may only use appliances for their intended use;● Guests, other than those registered at the time of booking, may not stay overnight at the property;● A booking may only be made by someone who will be staying on the property for the entire duration of the stay for safety and communication purposes. The only exception is for business trips being booked and paid for by the guest’s company, in which case the responsibility for the trip (including all communication) will be transferred to the guest after the booking has been confirmed.
