One block to the beach & one block to Abbot Kinney Blvd. 2000 sq/ft (200m2) house with huge 1000sg/ft (100m2) rooftop, 2500 sq/ft (250m2) backyard, steam sauna, alkaline water showers, reverse osmosis alkaline water filters, outdoor ping pong dining table for twelve, 2 bedrooms, 2 full bathrooms, 2 office workspaces, 2 car tandem parking, hidden behind private 10 foot tall gates and fences.The space”Venice Beach Rooftop House w/sauna+parking+privacy” is designed with functionality in mind. It is located at an amazing location; one block to the beach, one block to Abbot Kinney. Enjoy the sunsets on the rooftop deck over a glass of wine while relaxing on the cozy lounges.PRIVACY & DECKS:It has very private tall fences and gates with exterior security cameras around the compound. Various decks and outdoor spaces are for you to enjoy the Venice Beach “indoor / outdoor” lifestyle. Downstairs deck doubles a large outdoor dining area with BBQ grill, outdoor heaters, retractable awning and also ping pong sized dining table. All of this is behind 12 foot, very private tall fences and secure gates. You will be totally secluded from vibrant Venice life and steps away from it all.BEDROOMS:1. Upstairs is a master bedroom with a large California king four poster bed, freestanding bathtub.2. The home office on the same floor can double as an additional bedroom as it has Queen size Murphy Bed perfect for a guest suite. (Let us know if you need Murphy bed down or prefer it up and home office space ready.)PARKING:We have 2 car tandem parking at the house. It’s tight so be careful but it’s doable for even 2 vans to fit.Street parking is free. Two large parking lots are within two blocks walking distance.ROOFTOP DECK:Is about 1000 square feet and has sun all day long and lounges and chairs for the entire family to relax.OUTDOOR DECK: Our outdoor decks sprawl over 2000 square feet, behind 10-14 foot tall secured fence and gates. We have Weber BBQ grill and a large ping pong sized outdoor dining table. Ping pong net and rackets are located in the living room cabinet below the TV.TELEVISIONS: There are four smart TVs in the house with Netflix, Hulu, Amazon Prime, Apple TVs, Firestick etc…WATER: All of the water in the house is reverse osmosis filtered . We have our water experts change / check filters regularly. Small water faucet next to the main kitchen sink faucet is alkaline filtered PH 9 balanced drinking water. Indulge!WE ARE ENVIRONMENTALLY CONSCIOUS PROPERTY:HEATING & COOLING: The house has a portable AC unit since extra insulation & double decking was installed, so it’s very ECO conscious insulated. House is 2 blocks from the beach, and the California climate is perfect; never too hot or too cold. In the summer months, we open windows for the ocean breeze to cool us off, and in the winter, we turn the heaters on when needed and turn them off when leaving windows or doors open on sunnier days. When you leave the house, please do not leave the heaters on in the winter.COOLING: We have a small portable AC unit cooling that requires ice cubes and can cool off a room if needed in about an hour.HEATING: We have 8 radiant energy saving wall heaters all around the houses & one portable radiant heater (just in case).KITCHEN & BATHROOM SOAPS & SHAMPOOS & LAUNDRY DETERGENTS are all eco friendly & organic.REUSABLE COTTON KITCHEN TOWELS: Instead of paper towels we use black cotton reusable towels which our cleaning staff always leaves plenty of on top of the kitchen counters.BLACKOUT BLINDS: are on all windows for those light sensitive sleepers.CLOSETS & CLOTHES HANGING:MASTER BEDROOM UPSTAIRS has 6 drawer chest, 4 drawer night stand & hanging rod by the California King size bed.MURPHY BEDROOM UPSTAIRS has two long closets next to the queen size bed on each side.DOWNSTAIRS BEDROOM has a closet in the bathroom area.TRASH: Leave the trash in trash cans below the kitchen sinks and in the bathrooms or by the office desk and our cleaners will take care of it. If you stay longer or have more trash our bins are located outside in the back alley behind the black guest house. Ask for the code.OTHER THINGS TO NOTE:- hair dryers are in top drawer of each bathroom- extra towels and sheets for emergencies are available when needed.- Just ask Jake or Rina and they will give you access to the locked closet.”Eco modern zen” is the best way to describe my place. I travel a lot for work and experience cool amenities in different houses and continents so I built my house with some of those amenities in mind. Also when I come home I like to relax and enjoy all Venice has to offer: art, great chill vibes, waves, surfing, best restaurants, art galleries, unique boutique shopping and MY HOUSE. All behind 12 foot, very private tall fences and secure gates. You will be totally secluded from vibrant Venice life and steps away from it all. One block from the Venice Beach Boardwalk & the famous Abbot Kinney Blvd., one of the world’s most vibrant and creative communities. A lifestyle of sunshine, beach side glamor and the colorful parade of people, world class coffee and dolphins on the horizon that have made Venice beaches famous all over the world.Other things to notePRODUCTIONS & EVENTS:Monitored events, productions, filming at the property, using property as a production office is prohibited unless you have signed a “production & event property agreement” with the owner and a proper additional insurance certificate that is issued to the owner’s name.Production & events fees are $300 per hour with a 12 hour minimum or $3000 per full day ( 12 hour production day which includes load in and load out). That full day rate includes mandatory location site rep & cleaning & parking.We have a hair and makeup table & the chair.Maximum number of people is 20.Our company is in the production business. Photos all over the house are the owner’s artwork, IP.We have a VERY STRICT NO PARTY NO EVENTS POLICY! Anything that disturbs neighbors is not accepted.We have quiet hours from 10pm-8am please keep doors and gates closed and only socialize indoors after this time please.Large gatherings and parties with loud music and noise of any kind are strictly prohibited.Anything more than 4 people is considered an event/ party.We don’t do parties, we only do monitored productions & events.
