You’ll also have the option to choose between paying a refundable security deposit or purchasing a non-refundable damage waiver. We recommend choosing the damage waiver as it provides protection in case of accidental damage during your stay.Please note that after your reservation is confirmed, you’ll be asked to validate certain information about yourself and select one of the following two options:1. Damage Waiver/Application fee (non-refundable) = $25 AMT in superhog.OR2. Security Deposit (refundable) = $200 AMT could take 5-10 business days max- Notice to potential renters: In compliance with City and State regulations and to maintain the integrity of the neighborhood, we do not allow any large gatherings or parties. Violations may result in immediate eviction with no refund of stay and a ban from booking channels.- All pre-booking questions must be answered to ensure a good fit and proper preparation for your stay, even on instant bookings.- Occupancy limited to 11. Violations such as noise complaints or more than 4 vehicles without prior approval may result in forfeiture of reservation/ immediate eviction with no refund and a ban from the booking platform.- ID required for reserving party (the person who made the reservation), all guests must be approved, occupancy rules must be followed. The reserving party is responsible for the entire group.- A refundable security deposit of $250 may be required for new, local guests or those with bad reviews. Refundable upon check-out or within 72 hours, pending review of property.- Early/late check-out requests cannot be accommodated. Please respect set check-in/out times for proper turnover of property.- By booking this reservation, you agree to pay a $100 fee if guests do not check out by 11:30 AM, with an additional $50 for every half hour after that.- We allow one dog with a $250 pet fee to be paid upfront. Guests must bring a kennel and clean up after the pet. Extra cleaning charges may apply if necessary. Pet fee is not an additional cleaning fee.- (If) Emotional support animals will have a pet cleaning fee of $150.- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.- No smoking inside the home or within 15 feet of doors/windows. Fine of $750 for violation. If you plan on smoking outside, please dispose of any butts in the trash or there is an additional cleaning fee.- Please, no smoking of any kind inside the home. Also, refrain from flushing anything in the toilet other than toilet paper. Please refrain from rearranging the furniture. Do not remove makeup on white towels; black makeup towels are provided. Lastly, avoid eating or drinking on the beds.- Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.- Return any physical keys to the lockbox (if you’ve received one) to avoid a $250 charge for a missing key.- Be respectful of our neighbors. We aim to maintain an open and friendly relationship.- Please, NO glass in the jacuzzi or pool. Swim at your own risk. The pool is cleaned once a week (standard). If leaves are found in the pool, there is a net to scoop them out. Please turn off the fire pit after each use.- If house rules are broken, the entire reservation will be forfeited, and additional fees are applicable. Examples of rule violations include disturbing neighbors, hosting a party, exceeding maximum occupancy, having unauthorized guests, smoking, and bringing additional vehicles without permission.- Use of the pool is at the guest’s own risk. Owners and management are not responsible for accidents or injuries. Do not remove the pool vacuum (if there is one), it may damage the pool pump. Fees may incur.- Just a heads-up: Pool maintenance and landscaping are scheduled for every Thursday. Thanks for your understanding!- Please inform us of any issues upon check-in, we will resolve them within 24 hours. We cannot control acts of nature and occasional equipment breakdowns (such as HVAC, water heater, power outage) but will act on them immediately. No discounts or refunds will be offered for such issues.- Recycling is collected every Friday. The bin is located beside the patio by the gate. A team member will take it out on Thursdays and bring it back inside on Fridays.- Check-in is at 4 pm. There seems to be a glitch on Airbnb where you may be able to select a check-in time. Please assume and expect the check-in time to be always at 4 pm.***WHEN YOU CHECK OUT ***- Late check-out fee: $100 for every additional hour beyond the check-out time.- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.- PLEASE make sure to set the temperature of the AC to 80 degrees.- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation- Please treat the home as if it were your own, no mandatory check-out procedures, just pick up after yourselves and leave the house in good shape.- Clean up after yourself. Cleaning supplies are under the kitchen sink. Put all dirty towels and linens in the bathtub before checkout.
