The condo is spacious and sun-lit, offering plenty of natural sunlight coming from the oversized private balcony. It is located in the highly desirable Biltmore community, a resort-style residential community located in one of the greatest neighborhoods of Palm Springs. Set amongst palm trees and manicured gardens, the community offers a large heated pool & spa, located just steps outside the unit. All guests are provided with covered parking, and have access to all of the community’s amenities.Meticulous touches, mid-century nods, and modern amenities have been added to our condo to create the perfect desert getaway. Ideal for relaxing in the sunshine and immersing yourself in the Palm Springs experience, our condo features bright colors that complement the magical tones of the desert sky. The kitchen, living and dining rooms have an open floor plan – perfect for spending time with your group.Both bedrooms feature plush mattresses and luxurious linens. The master bedroom has a brand new King bed, en suite bathroom, flat screen Smart TV, and sliding doors to the balcony. The second guest room features a comfy Queen bed, a desk that’s ideal for working from home, a large walk-in closet, and direct access to the balcony.There is something very special and welcoming about this warm and picturesque gated community. From the splendid mountain views all around, to the meticulously maintained grounds, we offer you the luxury and convenience of a resort, with the comfort and conveniences of a condo that makes you feel like you’re home.GUEST ACCESSYou’re renting the entire condo and outdoor area. Make yourself at home, as everything is yours to enjoy exclusively!OTHER DETAILS TO NOTECITY OF PALM SPRINGS REGULATIONS & RENTAL RULES(we don’t make the rules, but we do follow them!)**No parties or large social gatherings of any kind are permitted at this location!**Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.- Minimum age for primary renting guest is 25.- Daytime occupancy is 8 people.- Overnight occupancy is 5 people (4 in bedrooms, 1 on couch).- Maximum of 2 vehicles allowed.- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.- The City requires a signed written contract for all guests, as well as a copy of the primary renter’s government ID. This will be taken care of during check-in.- The City requires each guest to pay an 11.5% Transient Occupancy Tax and a 1% Tourism Business Improvement District assessment for stays less than 28 days. If your stay is 28 days or more, taxes do not need to be paid.ARRIVAL/DEPARTURE- Check-in time is 4PM, and check-out is promptly by 11AM.- Our onsite greeter will meet you at the home and give you a tour.- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.PETS- Pets are allowed (1 pet max, under 20 lbs), with a fee of $250/month. Pets must be approved and fee paid prior to check-in. Any signs of pets on the property without our knowledge will incur an additional $500 fee.CLEANINGFinal cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days.ELECTRICITY SURCHARGE (JUNE-SEPT A/C)-Guests are responsible for electric bill during the summer months. Expense is not included in the reservation. We require a $500/mo deposit in advance of your stay. After checkout, if electric bill is lower than $500 deposit amount, the difference will be refunded to you. We recommend never setting the AC below 73°, as any lower could cause the system to freeze over and stop working,We want to ensure you’ll love your stay in Palm Springs.
