It is close to the springs and allows for one of the longest floats on the Comal River. The river area next to the condo also offers the best areas for swimming and splashing in the clean refreshing waters. At the entry you will be greeted by natural wood floors that extend from the door all the way across the condo through the living area and to the balcony on the other side. The beautiful warm tones of the condo stand in contrast to the cool colors that come from the refreshing waters of the COMAL river, the calming blues of the sky and the lively greens of the spring budding leaves.The bedrooms are simple but elegant and each room is equipped with a television with over 100 cable channels. We also have wonderfully large flat screen with lots of DirectTV channels. 1= King, 2= Queen + Trundle (2 twins), LR= Sleeper sofa.The bathrooms will make you feel right at home with their comfortable cottage style.The kitchen will invite the entire family to gather around with its tasteful simplicity and COOL COTTAGE style. The kitchen is open to the living area which is furnished with a nice sleeper sofa, a comfy arm chair and a big screen TV.Oh and did we mention the view from the balcony? What a perfect transition it provides from the beauty inside to the beauty outside. Take time to “set a spell” and enjoy the comfortable chairs and beautiful mosaic table.Inside, this attractively decorated two-bedroom two-bath condominium comfortably sleeps six adults. You can squeeze 8 in if some are children. Master bedroom (queen-size).Day bed in master (twin size), Guest bedroom (King-size). Sleeper couch (full-size). Our condo complex has recently completed a multi-million dollar renovation of the exterior.All the outside walkways and balconies are brand new and waiting for you to enjoy them. We certainly hope that you will choose our COOL COTTAGE in paradise when you plan your vacation to New Braunfels. We have done what we can to make it a wonderful experience for you.The condo can accommodate a maximum of 8 guests, but realize with 8 people in the unit, it will feel crowded. You can only park 2 cars inside the gates. Any additional cars can be parked outside the complex. I will provide recommendations in your welcome email. Access to the entire condo plus the common grounds which offer the pool, hot tub, picnic area, grills and river access. I am happy to help. Just call or text.The location is fantastic. Our condos are the closest to downtown (5 blocks) and to the Wurstfest Grounds (6 blocks) The rules of the complex are pretty strict, quiet hours are observed at night. The unit sleeps a max of 8 and only two parking passes are allowed.Safety: Property has 1 camera: 1 ring doorbell located to the right of the door pointed at the front walkway. This camera will be recording during your stay..Explanation about the damage deposit: Your reservation may require a damage deposit. If you book via Airbnb, there is no up front deposit, however if there is damage, you will be charged after your stay. If you are booking on VRBO, they will show it as a “Refundable deposit paid at property”. That is not accurate. The deposit is simply a credit card hold which is authorized on the day that you arrive and then automatically drops off 7 days after you leave. If you leave with no damage, you will never notice it. If there is damage, I will notify you of what I have found prior to making any type of claim against that hold. I’m sorry that VRBO describes it that way, but I have brought it to their attention, and they say it is the only thing that can be done with their system. I think they are just putting the square peg in the round hole. If you have any questions, feel free to ask.
