Come explore your hobbies or work remotely on a peaceful million-dollar view retreat on a Catskills hilltop. Bring your work, books, tech (free WiFi!), art supplies, housebroken pets, and prepare to get mindful.***************************************************You will love this space for its top-of-the-world panoramic view of the Catskill Mountains. Space to roam, meditate, (hammock!), and picnic in a very scenic 2+ acre yard. Sit by the pond listening to birdsong, and watch the sun set and the stars shimmer from the deck. Inside, you’ll unwind near a fireplace in our inviting sun room, or play ping pong and billiards in the stone room.***************************************************Guests encouraged to hike nearby trails or footpaths (~500 documented nearby trails according to AllTrails app, if you search Preston Hollow), including the popular Myosotis Lake Trail of the Huyck Preserve in Rensselaerville—a ~13 min car trip away. There’s also a popular trail in Middleburgh called Vroman’s Nose Hiking Trail, about 20 min away.******************************************************PLEASE READ***•Disclaimer: views from our house are breathtaking and the whole yard is yours to enjoy. However, this is not a luxury home. We aim to make sure your indoor experience is pleasant and clean, with a touch of heart.•There is NO TV, but we do have a movie projector•Dining Area includes sofa bed. Largest bedroom has a queen bed, and the smaller bedroom has a single bed. The third room with the glass table has a new full size bed with a memory foam mattress.•There are two bathrooms. Main bathroom located in corridor area has a shower-tub combo. Second bathroom is connected to the largest bedroom and has a shower.***RULES AND SUGGESTIONS***GENERAL HOUSEHOLD/OUTDOORSPLEASE keep the BED LINENS and TOWELS presentable-much appreciated gesture is piling dirty sheets and towels in bin by the washing machine upon check-out. Do dishes. No damage of property or objects. Keep all floors and all furniture as clean as possible; hard/soft furnishings untarnished. No smoking, no events. No littering outdoors (cigarette butts/filter tips not an exception)! Garage entry barred, but there is plenty of free, safe parking space in driveway. Please park judiciously.The house is roomy and can accommodate 5 people. If you find yourself having to rearrange furniture for accommodation or aesthetic purposes, please do put things back in place as they were when you entered the property.THE PONDGuests are welcome to enjoy our pond, but please do NOT enter the water, and be mindful of your pets and children near the water. No swimming!! Please do not harm the pond life you may encounter, including turtles and bullfrogs. Please refrain from feeding pond life, or throwing food into the water.Guests bear FULL RESPONSIBILITY for the safety of their children and pets throughout the duration of their stay.PETSOnly housebroken pets allowed. If bringing pets, please bring a cover for couches and do not let pets on human beds.CHILDRENMake sure children do not damage, scratch, or draw on property/objects/mirrors/walls or enter pond water.GARBAGETake out trash to large gray trash bin in front of garage door, keep trash bags tightly closed.LOCKBOX/KEYSKeep upper and lower lock keys on/near your person or in lockbox during your stay to avoid getting locked out. Deposit keys in lockbox when leaving property or checking out, remember to scramble the numbers.THE WALKWAYPlease mind your step on the stone walkway at the side of the house, as it has wooden rims/edges that protrude slightly. Warn your children to watch their step when walking/running too!ACWhen AC is running, keep house doors and most windows closed to optimize function/conserve energy.DOORSTry to keep the house doors closed while outside around the property to conserve energy, and to keep insects from migrating inside.FIREPLACEBefore use, reach into fireplace to open the fireplace damper to make sure smoke gets out through the chimney. Remove/dispose of soot/debris after use.OTHER RECOMMENDATIONS FOR INDOORSThis is by no means a house rule, but we suggest guests bring a change of shoes/slippers for their own convenience, especially if inclement weather is expected. We imagine guests will love being outdoors, but with rain the grass can get soggy. You’ll want to have something comfy for your indoor experience.***ACCESSIBILITY***•Small bilateral staircase with railing leading up to deck, which includes main/guest entrance•1 sunken room (sun room) with 3 wide steps•Small stairway leading to laundry roomAdditional entrance: screen door, by way of stone room.
