Rare one level, water view Village, south-of-the highway creek home; 4 minute drive or bike to Ocean, Village and Shinnecock golf course. New outdoor shower; Top of the line appliances (Sub-Zero, Thermador, Bosch), En-Suite primary bedroom with new King size canopy bed, queens in others; can reconfigure beds for kids; Frette, Restoration Hardware and Serena & Lily sheets. Bedrooms on opposite sides of house, Central Air, security alarm system. Weekly cleaning and pet fees separate. Pet security deposit required if requested. Chef upon request.Self check-in available.Coopers Beach is five minutes away and offers day parking and facilities and does not require a permit. Quaint home and fashion stores line Main Street with casual and high end dining as well as great shopping options. A short drive to Sag Harbor – a vibrant year round village filled with restaurants, bars, shopping and art galleries. Sip coffee or a cocktail as you enjoy the Harbor and our famous Hamptons sunsets. Bridgehampton, East Hampton and Sagaponack are also close by and worth a visit – there is so much to explore and enjoy! Seasonal farm stands and local wineries serve wonderful local produce and wine as well as the infamous Wolffer Hamptons Rose. Live entertainment Thursday and Friday nights at the Wolffer vineyard is the perfect way to wind down for the week with family and friends. The Parrish Art Museum is not far and Rotations bike rentals offers hourly and daily bike rentals where you can ride through the stunning tree-lined estate area of Southampton along Meadow and Gin Lane to the beach. Triangle Tennis Club and SYS Tennis is also close by and neither club requires a membership, you may pay as you play. Public golf courses are also available in the area. There is nothing not to love about spending time in the Hamptons. The village is the perfect location Spring, Summer and Fall. January through March you can enjoy the experience of a winter wonderland. Spring and Easter is lovely and Memorial Day through Labor Day is buzzing with excitement and activity. September’s weather will entice you to stay through the Fall. The Hamptons is a close to NYC one of a kind experience.PLEASE READ THE FOLLOWING DISCLAIMERS:Communication is extremely important. No events/parties or photo shoots without the permission and communication with the owner. An accurate count on the number of people in your party is required with no additional guests without prior consent of the owner. For security purposes, photo ID and list of people staying in the house are required within 72 hours of booking or we reserve the right to cancel. This will be verified upon check-in and permission must be granted to allow our house manager to stop in occasionally. This will be further verified by security cameras in the front and rear of the house. We do not tolerate deception. If you are honest and fair with us, we will go out of our way to ensure your stay is exceptional. Trying to cover or alter the device will result in immediate termination termination of the lease and no refunds will be granted. No hired help at the house without prior approval. No chefs or staff without prior knowledge and approval. No professional staff of any kind or hired professionals. This will result in termination of the lease and/or loss of security deposit. No Bachelorette or Bachelor parties. No parties. No moving furniture. Any evidence of this will result in immediate termination of the lease. No smoking anywhere on the property. Evidence of this will result in the loss of security deposit.Any promotional offer will be off season or mid-week and based on weekly rental.CONDITION AND USE OF PROPERTY:The property is provided in “as is” condition. Owner shall use our best efforts to ensure the operation of all amenities of the Property such as internet access, cable TV, fireplace. Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as fireplace can be potentially dangerous and involve potential risks if improperly used – particularly with regard to children and such use is the guest’s own risk. Guests shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, village rules or ordinances, nor commit waste or nuisance on or about the Property. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to the destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Owner harmless in all such cases.RELEASE:Guest hereby waives and RELEASES ANY CLAIMS AGAINST Owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.By electronically accepting this Agreement, Guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this Agreement and has read and understand the cancellation policy and give Owner/operator permission to charge Guest’s credit card accordingly.NOTE:All access (rooms) will be discussed prior to booking the reservation. There may be a boiler room camera to protect the house from potential water boiler leaks and floods. There are no other video recording devises in the home. The house may have a light and heat system that enables Owner remote access. Owner’s phone receives notifications re AC and Heat and when certain lights are on. This gives Owner remote access to help with adjusting these items for Guest’s convenience.ACCESS TO PREMISES: Tenant shall permit Landlord or Landlord’s agent to inspect or show the Premises for rent or sale at reasonabledaytime hours, including weekends, by prior appointment with twenty-four (24) hours advance notice to Tenant. In the event of anemergency, such as a hurricane, or other Act of God, Landlord or Landlord’s agent(s) has an absolute right to access and secure thepremises to prevent and/or minimize damage.Renter agrees to be fully responsible for any damage, injury, or loss caused by said dog and to fully repair any such damage or loss and to fully restore the Premises to the condition in which they were delivered to renter. Renter agrees that said repairs forany damage, injury, or loss caused by said dog, if any, shall occur prior to the expiration or other termination of this lease agreement.NO SMOKING: The parties hereby agree that Renter shall not smoke on the Premises nor allow any family or other guests or invitees to smoke at the Premises.INSURANCE & LIABILITY: Landlord shall not be liable for Tenant, Tenant shall indemnify Landlord against injury, loss, or damagesustained by Tenant or by any person who uses the premises during the Tenant’s occupancy. Tenant shall be responsible for maintaining insurance on any of Tenant’s possessions that remain in the premises. Host’s insurance company restricts certain kinds of dogs.NOTICE OF DEFECTS: Within three (3) days after the commencement of the lease term, Tenant shall notify Landlord of anymalfunction in equipment, breakage, damage, mold, or any other condition which can be reasonably discovered, or other item in need ofrepair, which existed at the commencement of the term of the lease.REPAIRS: Landlord shall, at Landlord sole cost and expense, be responsible for all necessary repairs, except when a repair is required as aresult of fault or abuse by Tenant. In such a case of Tenant’s fault or abuse requiring repair to the Premises, such repair shall be paid for byTenant, at Tenant’s sole cost and expense by a tradesman approved by Landlord. Tenant shall immediately notify Landlord or Landlord’sagent of any condition requiring repair. No repair or alteration shall be made without the express authorization of the Landlord. If, throughno fault or negligence of the Tenant, the Premises are damaged by fire, hurricane, or any other unavoidable casualty, repairs shall be madeby the Landlord as quickly as reasonably possible. In the event that damage shall be so extensive as to render the Premises uninhabitable,and Tenant vacates, the rent shall be apportioned and paid up to date of such destruction and any overpayments shall be refunded to theTenant and at such time this Lease Agreement shall terminateSUBLET OR ASSIGNMENT: Tenant may not sublet any part of or all of the Premises and may not assign this Lease. Any sublet or assignment shall be deemed a material breach by the Tenant.ABOUT THE OWNER:Caring hosts. Will go above and beyond to make sure your stay is comfortable. Will not tolerate deception or lying about the reason for the stay. Any breaking house rules leads to a $2500 fine. This is not a party house. No bachelor or bachelorette parties.
