Enjoy the luxury treatment in this quality 4 bed/3.5 bath half duplex accommodating up to 12 guests for your next group vacation. Situated in the heart of the Breckenridge Historic District, you’ll be mere steps to Main Street’s dining, shopping and vibrant arts scene. It’s very rare to find a place this close to the gondola that includes private parking and a hot tub. This is the ideal spot for your and your group to be for your next downtown getaway!The Space:This four bedroom, three and a half bathroom condo is spacious enough to comfortably accommodate groups of 12. The duplex has been completely renovated and is tastefully finished and decorated. The master bathroom has a king bed, a balcony, and an en suite bathroom with a shower. The second guest bedroom has a queen bed and directly next to it is a bathroom with a shower/tub. The third bedroom has a queen bed and a bathroom across the hall with a shower/tub. We are considering the basement to be the fourth bedroom and it has two bunk beds, a trundle, TV, mini fridge, and a full bathroom with shower. Great for families of all sizes!The kitchen and living room share an open space and have an ideal layout for groups to spend time together. The living room has two comfortable sofas with a coffee table in between. Also, equipped with a fireplace and large, wall mounted TV for a relaxing night after hitting the slopes. There is access to an outdoor balcony off of the living room. Enjoy the hot tub or a fresh cup of coffee featuring mountain views. The kitchen is fully stocked with everything needed to prepare a meal and it is very nicely finished with marble countertops and stainless steel appliances including an gas stove top and oven. The dining table is large, and has seating for 10-12.The duplex comes with two parking spaces. One of which is inside of the large one car garage. The other is located directly behindthe garage spot. Lastly, there is a washer and dryer in the basement that guests can use during their stay.Please note that like most homes in Breckenridge, we do not have A/C.Breckenridge STR License Number: 849930002Guest Access:Guest have access to the entire home including the deck and hot tub.Interaction with Guests:We are offsite but available when needed. With the home set amid the boutique stores and cozy bistros, Historic District truly puts you at the heart of it allGetting Around:Located in the heart of Breckenridge and within a quick walk to everything you will need during winter or summer months. The eclectic shops and restaurants of downtown Breckenridge are easily walkable.Other Things to Note:Please provide an accurate guest count prior to booking. Rates vary throughout the week and season and by number of guests. It’s important that your guest count is accurate so we can be sure the home is adequately prepared and stocked for your stay.There is a Ring doorbell or a surveillance camera on the front door for security purposes.Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use!Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts’ opening and closing dates.Interaction with Guests:We are offsite but available when needed. Please message us through the app or booking platform for the quickest response.House Rules:• No smoking• Pets are not allowed• No parties or events• Check-in is anytime after 4PM• 50% of payment is due upfront and the rest of the payment is due (14) days before arrival.• Booking Fee: We charge an additional, non-refundable fee of 2% of the total payment to cover the cost of booking processing.• The credit card holder must provide a picture of the back and front of their ID via a secure and encrypted portal upon confirmation for fraud protection.• Please promptly respond to any inquiries or requests for additional information to ensure the confirmation of your booking; failure to respond in a sufficient manner may lead to cancellation of the reservation.
