SPRING 2024 UPDATE: We are fully booked through Labor Day, open for September for weekly rentals at reduced in-season rates, and then available for the off-season for monthly rentals starting in October.All in-season rentals are Saturday-Saturday, minimum 7 days (a legal requirement). All off-season rentals are one-month minimims (also a legal requirement).OVERVIEWA modern, clean vacation home in the heart of Point Pleasant Beach, close to both town and the beach. This luxury home can comfortably sleep 10 and features a backyard with a deck, paver patio, and lovely swimming pool (during the summer).FIRST FLOOR MAIN LEVEL: LIVING ROOM, DINING ROOM, KITCHEN, BONUS ROOMThe main level features an open architecture with what is basically a great room broken up into a kitchen, dining area, and living area. The kitchen is all set up with all the appliances, plates, glasses, silverware, etc. that most people will need. (There is also a gas barbecue grill in the back yard.). The long wood rectangular dining table seats up to 10. And the living area features two couches, four adjustable and reclining chairs, and a large flat screen smart tv with cable and all the major streaming services over the fireplace. The first floor also has a bonus room, which is set up as a TV room but has a new pullout sofa including a queen bed that can be used as a bedroom in a pinch (although there’s no full bath on that floor).SECOND FLOOR BEDROOM LEVEL: FOUR BEDROOMSThe second floor features four bedrooms that can sleep 10 (one king, three queens, two single bunk beds). The master bedroom is huge and features a walk-in closet and a large master bath with an oversized tub and standup shower. The other three guest bedrooms share two full baths. Two bedrooms (both with queen beds) have a jack and jill bath between the. The other bedroom, which has a queen and two bunk beds, is next to a full bath.THIRD FLOOR “GAME ROOM”The third floor is fully finished and furnished, totaling about 1,200 square feet but including a lot of angled ceilings that limit the usable space somewhat. The floor features what we think of as a “game room” for kids, set up with a futon, a big yugibo, and a 50-inch television hooked up two a Ninetendo Wii U gaming system along with about 10-15 games.. The TV is a smart TV with a roku system where you can access all major streaming systems, and has an HDMI expansion hookup so you can connect any additional gaming system you wish to bring. The third floor has a futon, and there are also two cots in the back area of the room that can be used in a pinch.BACKYARDThe house features an expansive fenced-in backyard the includes: a full deck with a four-chair dining table, a paver patio with seven lounge chairs and other seating, extensive plantings and landscaping, and a grassy strip if you wish to lay out on a towel right on the ground. The backyard is relatively lush for Point Pleasant beach area houses, with hydrangeas and about a dozen medium-sized crepe myrtle and birch trees that enhance privacy.POOLThe backyard also has a medium-sized pool with lots of pool toys for kids. The pool is relatively shallow, and never gets deeper than six feet, so absolutely NO DIVING, but it’s fun for the kids and good for pool games. The pool is only open from June-to-mid-September, and can be heated to 82 degrees maximum.INTERNET AND TVBesides the flatscreen in the living room, there’s another large flat screen in the first floor bonus room, and small smart TVs in all the bedrooms. We also have the highest-level Xfinity high speed internet throughout the house with an Eero mesh network that generates super-fast internet connections through the whole house. We have the full Xfinity cable package with some major pay services and virtually every major cable channel, which is available on the main Living room TV through a cable box and through the other TVs through the Infinity app on the Roku.PARKING— WITH AN ELECTRIC CAR CHARGING OUTLETWe have parking for two cars, one in the garage and the other in the driveway, although you have to push stuff in the garage into a corner to fit a car in there. For those of you with a Tesla or other electric car, we have a dedicated NEMA 14-150 240v outlet in the garage for charging (you need your own cord).PETS: DOGS ALLOWEDWe have dogs, so we are not averse to guests who want to bring their dogs, but we will need an extra $500 fee for cleaning per stay (the website says it’s $500 per dog, but that’s incorrect and we apparently can’t change it). Unfortunately, we cannot accommodate cats because of allergies in the family. Other types of animals are on a case-by-case basis.KEYLESS ACCESSWe have a smart lock keypad on the front door to allow you to go keyless during your stay. You give us a personal code you want to use, and we program it into the lock and the alarm system before your stay. You get to the house, use your code, and walk in. No complicated key deliveries. You do also get two physical keys for your stay if you want them.LOCATIONThe house is located perfectly between the beach and the town. We are about three blocks and a seven-minute walk (timed walking with kids and pulling a cart and wagon) from Jenkinson’s beach, which is a huge beach that also features a classic Jersey Shore boardwalk with games and rides and food and all that — one of the best boardwalks in the state. We are also a seven-minute walk the other way from the charming and eminently walkable town of Point Pleasant Beach, with great shops and restaurants. We’re also a three-minute walk from the PPB train station. If you want to visit the rest of the Jersey Shore, you’re well situated: 5 minutes from Bayhead, 20 minutes from Seaside Heights, and 20-30 minutes from Long Branch, Asbury, Spring Lake, etc. to the north and 30-40 minutes from LBI to the south.If you want a day away from the beach for some kid fun, we’re about a 30 minute drive from Six Flags Great Adventure and Hurricane Harbor, which has amazing rides, a great water park, and an animal safari. And if you want some adult fun, we’re a 60 minute drive from Atlantic City.HOSTSThe house was new construction when we purchased it in 2013, and wasn’t even rented out until 2018. It’s really more our vacation home than a rental home, so we prefer tenants who will appreciate what it has to offer and will take good care of it. We will be putting some things away in an owner’s closet, but will have lots of fun stuff available to you: all major and some minor kitchen appliances, pool toys, beach toys (including a cart), a barbecue grill, board games — stuff like that. We just ask that you take care of them and leave them as you found them.
