The international airport Fort Myers is only 40 minutes away by car.Appointments: The villa has a double garage, one of which can be used as well as air conditioning and alarm system.The master bedroom has direct access to the pool, a walk-in wardrobe and an additional built-in wardrobe, ceiling fan, a 55 inch flat screen TV, a separate toilet, double sinks, hairdryer and a walk-in shower.Each of the 2 guest bedrooms has its own en-suite bathroom (shower, WC, sink, hairdryer) and is individually and lovingly furnished with king-size beds, custom wardrobes, ceiling fans and 43 inch flatscreen TV. One of the guest rooms also offers direct access to the pool area, the other has a small terrace with a view to relax.From the centrally located living area there is a children’s/youth’s room with a bunk bed. A baby cot, high chair, toilet seat and bottle warmer are also part of the equipment and can be used if required.A laundry room with washing machine, dryer, iron, ironing board and drying rack is also at your disposal.The open and generously designed living area with a view over the pool and the canal offers a fully equipped kitchen (stove, oven, microwave, dishwasher, American refrigerator with freezer and ice cube dispenser mixer, toaster, coffee machine and much more) with counter, a dining area as well as a comfortable seating area with TV entertainment wall (65 inch TV). Telephone and high-speed Internet can be used indoors and outdoors thanks to amplifiers. The huge sliding glass doors can be opened almost completely so that the inner and outer living areas almost merge with each other.But as cozy as it may be inside, Florida lifestyle takes place outside!That’s why a lot of attention was paid to the outside area. The heatable southern exposure, overflow pool with shallow water zone and integrated whirlpool can be used all year round. An outside shower also provides cooling. Sun-beds are available for sunbathing. If you want a little more shade, you can place your sun-bed under a parasol or retire to the covered area of the large terrace.Here is an outside kitchen with built-in gas grill, separate exhaust air, sink and refrigerator as well as a dining area for up to 8 people available. It is more comfortable in the comfortable lounge group. Here you can relax and enjoy a football game on the 65-inch outdoor flat-screen TV or end the evening with a glass of wine in front of the fireplace.The entire upper outdoor area, adjacent to the house, is protected by a super screen with a large panoramic window so that mosquitoes, insects and smaller animals stay where they belong.The second part of the outdoor area is directly on the canal.A large boat dock with Captains Walk offers a lifting system (up to 14,000 lbs) for your rented boat as well as fresh water and electricity. On the boat deck there is a small sitting area with an open fireplace (gas) and a large tiki with a comfortable seating area and swing.
