It truly is all about the beach in this classic, bright and airy North Fork beach cottage! Our home has been updated and offers both a huge screened in porch and a beautiful backyard deck. Just steps to one of the most coveted private Peconic Bay block association beaches on the North Fork, our Mattituck cottage is also conveniently located to any shopping you might need just up the block. You’ll be within mere minutes to North Fork favorites like Love Lane and the many countless vineyards that now dot the Fork, yet a world of peace awaits you at the calm and sparkling private association Bay beach just 500 feet away. Enjoy indoor~outdoor living at its best as our vaulted living room with skylight and ceiling fan has french doors to a huge, welcoming screened porch. The charming porch has a massive oak picnic table that seats 12 and a large separate sitting area. Galley kitchen has large french door refrigerator, coffee maker, microwave, dishwasher and gas stove. House offers speedy wifi for work at home, and work desk in living room. All rooms offer ductless AC. Primary bedroom has a king size bed, ensuite bath with shower and sliding glass doors to the beautiful and private backyard cedar deck, as well as a small tv, and a toddler fold out sleeper chair. Second bedroom has queen bed below and an attached loft with queen mattress. The loft area is suitable for older children or teens. There is a convenient laundry room with new LG washer and dryer set. The private, fully fenced backyard offers a sunny outdoor shower you will want to live in, a fire pit area, and of course a lovely hammock. Deck has BBQ, dining table (with umbrella) that seats 6 and a double chaise lounge for relaxing. Conveniently located just around the corner you’ll have access to a Starbucks, CVS, grocery store, and a variety of local wine shops and restaurants. At the top of the block and a short walk away, the famous Magic Fountain ice cream shop awaits your visit. On the charming Love Lane in Mattituck you’ll find a Godiva candy shoppe, a world class cheese shoppe, wine tasting, Lombardi’s specialty food market and brick oven pizza and of course, the renowned Love Lane Kitchen restaurant. There is also a Jitney stop at the top of the block and the Mattituck train stop adjacent to Love Lane. Within a 5 minute walk you may enjoy Veteran’s Beach, a lifeguarded beach with large playground for Mattituck residents only, and the lovely Husing Pond Preserve Trail. Rental includes use of 2 adult mountain bikes as well as an ocean kayak and stand up paddle board. Both the kayak and the paddle board are kept at the beach in season. (Please request lock codes for use. Renter assumes ALL liability for water toys and bikes.) Beach shed is equipped with vests, chairs, umbrellas, boogie boards, and a large dolly to roll all to the beach.You will not need to bring a thing but your swimsuit!Small pets welcome.Rentals under 30 nights will be taxed at Suffolk County taxes of 5%.Rentals of 30 nights or more will have taxes refunded after check in.*The Town of Southold will only issue parking/beach permits for rentals of 2 weeks or longer. However, our beach is a private association beach and not a Town beach. It is within walking distance to the cottage, you do not need a Town permit to use our private beach, but please be aware of any signage on the Fork that states, “Parking by Southold Town Permit Only.” If you park your car anywhere on the Fork where you see this sign, you may be subject to ticketing.Monthly rentals should include full months and may not begin mid month.30 year old minimum age for renters2 parking spotsCheck in is 4pm, check out is 10 am.
