You’ll also have the option to choose between paying a refundable security deposit or purchasing a non-refundable damage waiver. We recommend choosing the damage waiver as it provides protection in case of accidental damage during your stay.Please note that after your reservation is confirmed, you’ll be asked to validate certain information about yourself and select one of the following two options:1. Damage Waiver/Application fee (non refundable) = $15 AMT in superhog.OR2. Security Deposit (refundable) = $100 AMT could take 5-10 business days max- Guest MUST answer all pre-booking questions (even on instant booking) to make sure it’s a good fit as well as to help us prepare for your stay.- Guste MUST provide a matching driver’s license ID for profiles with zero or bad reviews, local stays, or one-night reservations.- Maximum occupancy is 6.- Quiet hours from 9:00 PM. Respect neighboring families. ✔️⏰- All guests and visitors must be approved. Provide a DL or ID for reservation.- Local guests must inform the host.- We would love to accommodate all early and late check out requests, but this isn’t possible unfortunately. We ask that you please respect set check-in and check-out times. There’s a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.- Please note that there is no wood for the fireplace. Unfortunately we aren’t able to provide firewood for the listing but feel free to bring your own. We aren’t liable for any issues or accidents regarding the fires or fireplaces and guests assume all liability- Breaking house rules results in forfeiture of reservation amount + additional fees. (Most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior).- No smoking inside or within 15 feet of windows/doors; $750 minimum fine.- Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.- Return any physical keys to the lockbox (if you’ve received one) to avoid a $250 charge for a missing key.- We all like to have a good time BUT there are NO parties allowed or large gatherings due to AZ State Law (Bill 1350). Minimum of $750 fine charged to the person that made the reservation.- There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals.- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.***WHEN YOU CHECK-OUT***- Late check-out fee: $100 for every additional hour beyond the check-out time.- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.- PLEASE set AC temperature to 70 degrees.- HVAC companies recommend setting a minimum temperature of 70 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.- Please keep in mind if something is not to your satisfaction, please let us know upon the day you check in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc., but we promise that we will act on it immediately and find a resolution ASAP. Kindly pick up after yourselves and leave the house in good shape.- Please treat this home as if it were your own.
