The river banks are privately-owned and we do not have direct access. * There is a neighborhood pavilion accessible to all guests ~ within walking distance * New River Sate Park – Kings Creek Access ~ 15 min down a riverside road. * Contact Host for kayak drop-ins and secluded swimming spots Winters ~ * The New River Cozy Cabin is heated principally with a high efficiency wood stove supplemented by electric baseboards. Firewood is provided on site. * We are located at about 3,000 ft in elevation. Occasional winter conditions can be expected between December and March Summers ~ * There is no air conditioning at the cabin. Summer temperatures hover around mid-80’s during the day and low 60’s at night. There are fans in all rooms and screens on the wide windows that let the breeze in from the hillsideGuest Access ~- Full access to the cabin, porches and 4 acres of private woods behind the cabin – Part of the basement is used to store materials. Children should not play in that area.Other Things to Note ~ * Main floor is up a flight of stairs* Last mile along the river is a one-lane gravel road.* Driveway is a little steep.* Access road makes a loop for your morning walk
