Living Room offers a Queen sofa sleeper for additional sleeping space, plenty of seating & TV. Full Bath off hall w/ shower. Fully stocked kitchen, making meal prep a breeze. Full size washer & Dryer in the unit. Breathtaking views of the gulf – the perfect spot for a relaxing vacation.The Polynesian-style Lagoon Pool is 11,500 square feet of pure pleasure. There are four heated hot tubs around the pool and Gulf-side. Each Tower has its own private pool and hot tub, there are a total of 11 pools on the property. Additional amenities on site are available for an additional fee. The nine-hole, par three golf course is located near the Villas. There are 10 lighted Plexicushion tennis courts, and a complete pro-shop for equipment rental. The game room offers video games and there is volleyball on the beach. On-site services include Ocean’s Bar & Grille beachfront restaurant that also offers room service and poolside dining, pizza shop, poolside bar and Edgie’s beach store with Starbucks and ice cream. The resort also offers a hair salon, gift shop, health spa, massage therapy and free tram service for the entire complex. The 9-hole, par 3 golf course and tennis courts are located across the sky bridge. Contact the resort for information on pricing and availability regarding golf, gym & tennis courts, as the resort charges extra for those amenities. Those amenities are not included in the rental. Edgewater Beach Resort offers guests the most amenities of any resort in Panama City Beach.Please note prior to booking there is a 25-age requirement to book at this resort & this condo. Person who books must be 25 at the time of booking & present during the entire stay. This is strictly enforced. A signed rental agreement & a copy of your driver’s license will be requested and sent after booking. We do not allow 3rd party bookings. Failure to meet minimum age requirement upon check in guest will be evicted and will not be refunded for the stay. Rental Agreement & Driver’s license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver’s license is sent back within 48 hours guests forfeit reservation & will not be refunded.No unregistered guests allowed in the unit; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests – including children of any age, we count heartbeats – and only allow the number of occupants, that the unit sleeps. This unit sleeps 4 people max per the fire marshal. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out & will be evicted with no refund.This property does not allow Spring Breakers under 25 years of age. Absolutely no exceptions.Failure to take out trash or excessive cleans caused from guest’s additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.Two vehicles max. No more than 2 vehicles are allowed for this condo no exceptions. Two parking passes are already included in your booking total. Anchors Away Rentals provides guests 4 wristbands for this unit. If any are missing or damaged during the checkout inspection, you will be responsible for replacing those.Please note we only provide a “starter pack” of amenities just to get you through the first night. As we never want our guests rushing straight to the store when you arrive. We do not provide these items for your entire stay.1 roll of paper towels, 1 roll of toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade for the kitchen, 2 pods for laundry, (if unit has a washer & dryer inside the condo) 1 bar of soap for each bathroom, 1 shampoo for each bathroom, & 1 conditioner for each bathroom.Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready. Failure to check out by 10am will result in additional charges. Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & possible eviction without refund.This property & unit are not pet friendly. Please note if we find an authorized pet in the home, you will be evicted without refund. If evidence of a pet is found at checkout, you will be fined a charge of $500.We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found upon check in. During the checkout inspection if furniture is moved around & not found where it was during your check in additional charges will apply.Tram service will take you anywhere you want to go within the resort. The tram runs from 9am till 10pm, during prime season and is free to use, just call them for a pickup or walk over to the gulf side, it’s a short walk. The tram will not be running from November thru March.
