Pearl’s Retreat Waterfront home on Lake LivingstonWelcome to our cozy waterfront home!Our home is right on the water with a private dock/fish cleaning station. You won’t ever want to leave the back patio with the million dollar views you get of the “ever-changing” scenery and breathtaking sunsets. Come enjoy our property year-round with the summer swimming, fishing, relaxing to the chilly nights outside by the fire-pit roasting marshmallows or inside next to the fireplace (infrared insert) you’ll have a great view of the lake from both spots.Enjoy grilling on the gas grill or use the huge cowboy firepit that boasts as a grill as well all while you enjoy stunning view overlooking Lake Livingston. Our neighborhood and street are super quiet. Our house is the last house on a dead-end street. Lake Livingston is known for its fishing, from catfish, striper, white bass, largemouth bass and crappie. If you’re out and lucky enough you might get the pleasure of seeing a bald eagle soaring overhead.Our home is a 2-bedroom 2 bath open concept home. Master bedroom has a kind size bed, 50in Roku smart tv for streaming. French doors that lead you to the En suite boasting 2 sinks, huge linen closet and a walk-in shower with bench. Second bedroom has twin over full bunkbed, 40in Roko smart tv for streaming. Second bathroom features a full tub/shower combo. Kitchen is fully equipped with stove/oven, microwave/air fryer combo, Keurig/coffee pot, Griddle, Toaster, and an ample supply of dishes and all utensils. Washer and dryer are available to use with washer pods and drying sheets are provided but limited. Our home features a front covered patios front and rear covered porch overlooking the water. Front patio has 4 relaxing chairs and the back patio has 2 rocking bench/couches with cushions, a center table with a gas firepit (currently not usable).Dock/Pier includes a covered Fish cleaning station with sink, mini fridge (primarily used for bait) sink/water, lights, string lights that go from the fishing cleaning station all the way to the swimming deck. At the end of the pier walkway, you’ll find yourself at the Swim deck with a ladder. Right off the bulkhead and swim deck the water is about 6ft deep (depending on the lakes water levels)We look forward to hosting you and your family. If you have any questions, don’t hesitate to ask.Note: We do provide life jackets and some water floats if needed but that needs to be addressed 24hrs Prior to check-in.Note: This property has 3 security cameras around the outside of the house. One facing the front door, one facing the back door and one on the side of the house facing the street.•House Rules•*Important* By booking you agree to all rules listed below and will comply with these rules. Failure to do so could result in immediate cancellation without refund.1- Must be 23 to book and photo ID required before check-in and must be present during the whole stay.2- Smoking is permitted outside away from house only! Extra $200 cleaning fine if smoke smell is left inside the house.3- No pets allowed. Owner is severely allergic4- Keep all windows and doors shut when the A/C or heater are on.5- Keep all doors shut or you may find bugs, gnats, mosquitoes ETC and maybe even your local bird6- Only paid guests (Max of 5) are allowed on property at all time. Vistors only allowed with prior approval from host No parties allowed!Check-in time is 4pm and check-out is 11am. With advanced notice we can try to accommodate early check-ins/Late check-outs if possibleQuiet time is Sun-Thurs 10pm-7am – Fri/Sat 11pm-6am. Be respectful of the neighborsSeptic System- No trash, feminine products, paper towels, plastic, chemicals, not even “flushable” items besides toilet paper in toilers (sinks etc.) or can clog system and guest can be fined the cost of repairsFish cleaning station- Clean all fish outside. Dispose of any remaining fish into the lake or in a sealed closed bag and thrown in the outside trash receptacle.Trash – Keep all trash in outside receptacle with lids closed so wildlife does not get into itSwim deck ladder – Must be taken out of the water and put back into locking position and locked when not in use.Swim at your own risk. No lifeguard on duty.Do not use life preserver/Buoy attached to the fish cleaning station as a floatie or toy. It’s for emergency use Only-Important- Tampering with outside security cameras is ground for immediate cancellation of reservation with no refund
