Access to the 18-hole championship golf course, tennis, 2 restaurants, hiking, x-country skiing, marina and beach. Townhome features 4 bedrooms, 4 bathrooms an open floor plan, chef’s kitchen, dining area and comfy LR with gas fireplace.”Reservations and Vacation Rental Agreements are subject to the following conditions and fees.1) Check-InCheck-in time begins at 4:00pm (EST).2) Check-OutCheck out time is 10:00am (EST). Sorry, no late check-outs allowed without prior written consent from your host.3) HousekeepingYour vacation accommodations will be cleaned and inspected to quality standards prior to your arrival. Daily maid service or mid-stay cleans on the dates of your choice are available to you for an extra cost depending on the frequency, and size of the property. This service will be offered at the time of booking; however you can add this on at any time before or during your stay. Your accommodations will also be provided with a fully equipped kitchen and fresh bed linens and bathroom towels.4) Cleaning FeeGuests are required to pay a cleaning fee associated with the cost of cleaning the rental property on departure. You will see this fee itemized on your vacation rental agreement separate from the rental rate. Guests are required to return furniture to original locations, load and run dishwasher and remove all food brought into the property and trash prior to departure. Failure to comply may result in additional cleaning fees.5) Waste DisposalGuests shall dispose of all waste material generated during the rental period in proper receptacles. Guest is cautioned not to leave trash outdoors because it attracts animals.6) MaintenanceDuring your stay we request that you promptly report any maintenance issues to your host. We will respond to your needs as soon as possible. No refunds will be provided due to inoperable appliances, fireplaces or firepits. Owner will make every effort to assure appliances and said amenities are in good working order.7) PetsPets of any kind are strictly prohibited. Having a pet in the townhouse is grounds for immediate eviction without refund.8) No SmokingViolations are subject to an additional charge of $500 plus the expense of any necessary cleaning. Violations may also results in immediate eviction and forfeiture of rent.9) Age RestrictionOur properties will NOT be rented to vacationing students or young adults (under 21) unaccompanied by a responsible parent or guardian. A PARENT MUST BE STAYING IN THE UNIT AT ALL TIMES. OUR RENTAL UNITS ARE MONITORED FOR VIOLATION OF THIS POLICY. ALL VIOLATORS WILL BE EVICTED WITH ALL RENTAL PAYMENTS BEING FORFEITED AND ADDITIONAL CHARGES WILL BE APPLIED! RESERVATIONS MADE UNDER FALSE PRETENSES ARE NULL AND VOID AND CHECK-IN WILL NOT BE ALLOWED. This policy includes reservations made by parents who do not check in, and/or who leave overnight during the length of the stay. NO EXCEPTIONS!10) Maximum Occupancy (Group Size) & EventsFor the safety of all our guests, the maximum number of occupants is listed in the Agreement. Maximum Occupancy applies to “any given time”, no parties or gatherings (in excess of Maximum Occupancy) are permitted in our homes at anytime. In the event that Maximum Occupancy has been exceeded, occupancy may be terminated without a refund. We reserve the right to refuse a rental, cancel an existing reservation or terminate occupancy (without refund) if the number of guests exceeds the stated Maximum Occupancy or we are of the opinion that your actions will be detrimental to the property.11) Security of Personal PropertyOlive Tree Vacations assumes no responsibility for any acts of theft or vandalism, or other damages to any personal property. This includes personal items left behind in the accommodation at departure. However we will put forth every effort to recover such items for you at your request. If personal items are left behind, we will ship them back to you via UPS Ground to your address. We will ask for your credit card details to pay for shipment.12) No SublettingGuest shall not sub-let or assign his/her rights under this Agreement in any manner. Your reservation is not transferable to any other party.13) Access to PropertyGuests shall permit owner/host or his or her agents access to the property for purposes of repair and inspection. Owner/host shall exercise this right of access in a reasonable manner.14) Good Neighbor PolicyThis home is located in mix-use neighborhoods that include both short-term guests and year round residents. Please be sure to observe all rules and regulations. All guests, as well as owners, are required to conform to all rules and regulations of the properties. Violators are subject to eviction.• Please abide by all noise, traffic, and refuse rules. Please also respect the rights and space of nearby homeowners and other rental guests.• Parking is allowed in your designated area ONLY. No boats, watercraft or RV`s. Please inquire about allowed parking for your accommodations, especially if you are taking a multi-family vacation, traveling with leisure craft or will be parking more than two vehicles at your vacation residence at any time during your stay.15) Property Rules and RegulationsPlease remember that you are staying in someone’s home during your vacation. Please treat it with care as if it were your own. Please observe all rules and regulations governing the use of the property you are occupying. These rules apply to both owners and guests, and failure to comply can result in eviction.16) Damage PolicyGuests are responsible for the property, its contents, and themselves during occupancy. Guests must lock windows and doors securely when not in the premises. Rearranging the furniture or removing any items from the unit is prohibited. After Check-Out, we will inspect the unit for damage, missing items, and abnormally dirty appearance. If we determine that damage is present, items are missing, or the unit is abnormally dirty, we will repair the damage, replace the missing items, and/or perform a deep clean of the unit at Guest’s expense. Guest authorizes us to charge the credit card on file under such circumstances.17) NUMBER OF VEHICLES ALLOWED:Sand Brook Lodge offers a Maximum of 2 parking spaces for guest use. The Town of North Elba, Village of Lake Placid has adopted new Short-Term Vacation Rental Regulations that include rental parking limitations for the maximum number of motor vehicles allowed on property. Parking is NOT permitted on any part of the lawn or on any part of a sidewalk and like other communities the ordinance asks that you obey all regulations when parking in public. The parking plan for Sand Brook Lodge has been provided and is displayed in the images of the property.
