With South Miami Beach 3 miles away you can indulge in the sun of Miami Beach while still feeling the energy of downtown Miami, giving you the ultimate Miami experience.Located on the 22nd floor and facing East and West, SeaDuced! is a 1 bedroom, 1 1/2 bathroom retreat that offers Biscayne Bay water views and downtown Miami city views from its private balcony. With over 1200 sq. feet of living space, it’s the perfect getaway. SeaDuced! accommodates a maximum of 2 adults plus 2 children (15 years of age or younger).Allow yourself to be captivated by the allure of SeaDuced!. As you traverse the chic tile flooring, you’ll journey from the kitchen past a 1/2 bathroom, to the balcony, where a panorama of Biscayne Bay and Downtown Miami awaits your gaze. Delight in sipping your morning coffee on this private balcony, while you absorb the vistas stretching from South Beach to Downtown Miami.Exuding elegance, this condo boasts a fully equipped kitchen, and with a Publix grocery store 1/2 block away, culinary endeavors become effortless. The kitchen houses a washer and dryer, ensuring that departing with unwashed clothes is out of the question.A dining table is positioned a short distance from the kitchen, and in the living room, a comfortable couch awaits, complete with a pullout bed for added convenience. The 65″ TV offers cable TV, providing the ideal setting to relax and decompress after an eventful day of exploring all Miami has to offer.The Master bedroom, spans the entire length of the unit and offers a luxurious king-sized bed. A desk is strategically placed to offer you picturesque views from the balcony windows, should you need to catch up on any work. With balcony access steps from your bed, you can relish the Miami weather at any hour. The walk-in closet, equipped with a safe, provides ample storage to stow away your luggage and indulge in some shopping therapy. The vanity area, transitioning into the master bathroom, is an added perk. The bathroom features a bathtub and a walk-in shower, and it has been completely renovated to exude modern elegance.SeaDuced! is sure to leave you feeling utterly satisfied with your vacation condo choice. You might even find yourself tempted to extend your stay or plan your next visit before you’ve even checked out.CANCELLATION POLICY:- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given.- In the event of flight cancellation there will be no refunds given.Date Change Policy:- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.- No refund will be issued if the new dates are not adhered to.- Bluewater Realty Miami LLC can only accommodate one change of dates.Travel Insurance:- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.BUILDING RULES:- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend)- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 2 ADULTS + 2 children (15 years of age or younger)- If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy)- Monthly bookings (28+ nights) are allowed visitors only.- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.- We know you value your belongings, so don’t leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you’re booking on behalf of others.- There is no smoking of any kind permitted in our property. Smoking is only permitted if it’s legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit.- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.- Must be 21+ to book with us and check in.- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released 48 hours after check out if no damages or loss are found.- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.AFTER BOOKING: (nightly rentals)-Please attach a photo of a driver’s license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don’t cross anything off on ID or you’ll need to resend.VALET FEES:Valet is the only available option. You have two choices: (Unlimited in/out privileges)-Pay in advance daily valet for $42 PRIOR to your arrival day.-Pay the building directly with a daily valet fee of $48.10+ night or longer please inquire- Please let us know if you require valet so we can email you an invoice due anytime prior to arrival day.AFTER BOOKING: (Monthly stays)28+ day stays (Monthly bookings only)- $50 per adult background check/approval Mgmt fee (invoice sent to pay online after booking)- 24/48 hours business day approval process.- Emails for each adult.- Drivers license for US citizens, Passport for international guests- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.- No prior arrests-$400.00 monthly valet parking if needed will be sent by invoice via email to pay prior to arrival day.Thank you,Rachel, Mia and The Bluewater Realty Miami Team
