Spectacular Direct Oceanfront on Ballston’s BeachAs a host/owner of this home quality is more important to me than quantity. I am looking for respectful folks not big party/drinking types. “Everything in moderation”. Just folks that want to have a good time/but not too good of a time where anything would get broken, or my adjacent distant neighbors would be upset or disturbed. Please be honest about the number of guests and visitors you may have during your stay. Let’s talk about it I am a reasonable person……With that being said this house is ultra private and one of the most unbelievably beautiful spots on earth!Built in 1895, this iconic home is the subject of many Cape Cod postcards, and was the movie sight location for the early 1980’s Henry Fonda film “Summer Solstice”. Formerly called the “Robins Roost” was just rescued/moved back from a spactacular eroding coastal bluff and professionally restored. You will not find better amenities, beach, or views in Cape Cod. You are perched above Ballston’s beach with a private trail onto the beach from the front door. Views inside the house are unobstructed directed at the Atlantic Ocean to the East and the Pamet Valley Basin to the West (The sunrises, sunsets and all day views from every room in the house can not be rivaled). Every bedroom has a beach and ocean view. The waves are easily audible and will lull you to sleep every night. The location is uber private and tranquil (you will not deal with neighbors or interruptions of any kind during your stay. If you are a famous person (no problem/no one will know you are there).There are miles of beach to roam along the Cape Cod National Seashore right out of the screened porch and down to the beach along your private trail.Inside the home is tastefully furnished with a dining table for 10, breakfast nook for 8, multiple sitting areas, a custom gas fireplace. The home also has new bathrooms and gourmet kitchen with subzero fridge and Thermador range. There is a 42″ TV in the main living area and a widescreen TV in the basement. (currently working on some games in the basement with bar and ping pong table…please inquire about these amenities). There are 4 bedrooms with 3 kings and 2/twins. There are also some other sleeping options (ask when you inquire).More pictures will be posted soon as construction will be complete by end of April.Wellfleet and Provincetown are a 10-15 minute drive. World famous “Moby Dicks Seafood is a 7 minute drive. There is a liquor store, sandwich shop, fish market and regular market all within 5-10 minutes.Minimum one week stay required in the summer. Discount for 2 weeks and longer. 4 nights required in the offseason unless you are an easy group (send me an inquiry). Corporate meetings welcome. 8 occupants negotiable if there are additional children I will consider.
