We are not saying in any way you can’t come here and have fun as that is what we want you to do but we are requiring that you have fun in a respectful manner to the home and neighbors.Pool may be heated for additional $75 per day or $350 per week. Please notify manager at least 48 hours in advance of stay for pool heating as it does take time to heat. The spa can always be heated at no cost.Must be 30 years of age to rent home and ID may be required.No local bookings without 3.5 star reviews or approval from host.Outdoor Quiet Hours are 10 PM Nightly and strictly enforced as this is a city ordinance.No pets are allowed at the home.No smoking is allowed on the property. Any signs of smoking will result in a $2000 fine.Quiet Hours 10 p.m. to 8 a.m.IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA’s and cities to require occupant information including contact data, and vehicle data. An online portal has been established to make the process of providing the required information easy and to take very little time.* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting and/or using ride-share services.(b) Bedroom and Bedding Setup. (OPTIONAL)* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.All renters staying in properties with either a pool and/or a spa must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.(a) Time Change Policy: Any and all changes to the pre-established standard times for arrival and departure are considered REQUESTS only, until expressly approved in writing by your Host. All arrival and departure time change requests must be requested in advance and will not receive the required written approval until the day of the requested time change. Requested time-changes may not be possible based on the home’s cleaning, maintenance, and occupancy requirements and schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival request updates, and the day before your departure to get late departure updates.(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host’s Arrival and Departure House Rules Policy.
