Perfect for couples looking for a romantic getaway, this property features a 240 square foot tiny home that has been thoughtfully designed to provide all the essentials while still allowing you to connect with nature and unwind in peace and and it’s only 90 minutes from Boston!The tiny home is conveniently located just minutes from YMCA Camp Coniston, 20 minutes away from Sunapee and 30 minutes from Dartmouth College, making it a great spot for outdoor enthusiasts with nearby hiking and skiing. Hike the trails at Mount Sunapee, swim and paddle in the pond, or explore the local area. The tiny home is also conveniently located close to local restaurants and shops for when you want to explore the town.The tiny home is fully equipped with modern amenities, including a kitchen with a microwave, rice cooker, 2-burner cook top, dishwasher, refrigerator, and Keurig coffee maker. The kitchen has everything you need to prepare your meals, so you can enjoy home-cooked meals while on vacation. However, please note that guests are required to bring their own bottled water for consumption. Additionally, there is a 2-person bistro table overlooking the pond, perfect for enjoying a cup of coffee or a meal while taking in the natural beauty of the surroundings. The tiny home also has a cozy and comfortable queen bed overlooking the pond, providing guests with stunning views and a relaxing atmosphere.The tiny home sits on 115 feet of waterfront on Rocky Bound Pond, providing guests with stunning views and easy access to the water. The property also includes an outdoor shower and portable toilet (no shower or toilet inside tiny home), making it the perfect spot for outdoor enthusiasts to get away from it all. The tiny home is equipped with a charcoal and gas grill, so you can cook your meals while enjoying the natural beauty of the surroundings. The large deck offers beautiful views of the pond, making it the perfect spot to enjoy a morning cup of coffee or an evening glass of wine.The tiny home is perfect for those who want to disconnect and unwind, as there is no Wi-Fi. The tiny home features a Smart TV and DVD player, where guests can log into their personal hotspot and is perfect for streaming your favorite shows or movies. The TV has an antenna with three channels available. Guests can spend their days exploring the area, relaxing on the spacious deck, or gathering around the fire pit.The property also boasts a 40-foot private aluminum dock, a beach area, and plenty of summer activities to keep you entertained. Access from the portable toilet to the cabin and shorefront is downhill, with uneven terrain and stairs.Please note that the pontoon boat in the photos is not included with the nightly rental rate.We provide a Weber charcoal grill and a Weber gas grill. Unsuitable for Individuals with mobility restrictions.Cleaning and SuppliesThis is a self-catered vacation rental. Please be sure to bring additional supplies, including beach towels, for your stay. Each property is professionally cleaned and stocked prior to your arrival.The tiny home comes with bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, and furnishings unless otherwise specified.Dog PolicyThe SunSetter tiny home is dog-friendly. We invite a maximum of one (1) well-behaved dog to accompany you during your stay. Dog must be leashed on and off property. New Hampshire has a leash law.Please leave pup that scratch, chew, or bark excessively at home. Dog eligible to stay at our tiny cabin must have no bite history. Certain breeds may not be accepted. Dog must be crated when left alone in the tiny cabin. We ask that dog be well-groomed and that owner’s bring a blanket or bed, so that the dog doesn’t use the cabin bedding or furniture.Please contact us at the time of booking to add a dog to the reservation. There is a non-refundable pet fee of $125 per dog. This fee is not included in the nightly rate and must be paid at time of booking. A Health Certification must be provided to Pond Life Vacation Rentals prior to your arrival; you must also have personal liability insurance in place (e.g., renters or homeowners).A $50 clean up charge will be applied if our cleaners have to remove any feces from around the cabin. There will be a $75 clean up charge if our cleaners have to remove excess dog hair from the cabin, furniture, or linens.LocationOur tiny glamping home is located in a Pond Community with several cabins and cottages along a rustic dirt road in Croydon, New Hampshire. The cabin is easily accessed off I-89. There is onsite parking available for one vehicle. *Access from the driveway to the cabin and shorefront is down-hill, with uneven terrain and stairs. *Unsuitable for Individuals with mobility restrictions.ATVs are allowed on designated roads throughout Croydon that tie into Class VI roads and a trail system that provides miles of exploring.House Rules:*Access from the driveway and portable toilet to the cabin and shorefront is down-hill, with uneven terrain and stairs*Unsuitable for individuals with mobility restrictions*No WiFi*Outdoor Shower*Portable Toilet-Guests are required to sign a Vacation Rental Agreement prior to arrival to comply with Pond Life Vacation Rentals’ Terms of Service, Homeowners Association rules, and local laws or regulations. Travel insurance is highly recommended for any stay. All House Rules and the Dog Policy must be followed throughout the duration of the stay.-The booking Guest must be over the age of 25 and be an occupant of the unit during the entire reserved period.-Guest must provide a copy of their ID prior to arrival.-The number of guests listed on the booking reservation is considered the maximum number of guests approved and authorized to be on the property, staying the night or visiting. A guest is any adult or child at the property. No unauthorized guests are allowed on the property at any time. Disregarding this is cause for the booking to be terminated and Guest(s) being asked to vacate the property. No refunds will be given. Guests will be charged $100 per night per person for guests exceeding the approved number of guests.-Direct Bookings / VRBO Bookings: $500 Damage Deposit will be held on Guest’s credit card 1 day before arrival and released 7 days after departure for stays less than 30 days. $500 Damage Deposit will be held on Guest’s credit card 1 day before arrival and released 30 days after departure for stays more than 30 days. – Direct Bookings: Reservation Cancellations are subject to a cancellation fee. A 10% cancellation fee applies on paid prepayments when reservation is canceled any time prior to arrival.-Quiet time is between 10 p.m. and 8 a.m. No parties, large gatherings, events, excessive noise, or any illegal activity shall take place at property. Fires and fireworks are not permitted. No smoking is allowed in or around the property. If any sign of smoking is discovered, Guest authorizes the Owner to charge the Guest a minimum $500 cleaning fee.-Bottled water is required for consumption.-Please be considerate when using cooking spices. We all love flavor, but some smells permeate longer than your stay. Any excessive odor may result in additional fees being charged. Do not cook with strong aromatic foods and heavy spices inside the cabin; please use the outside grill.-Guests are expected to leave the property tidy before departing. Please wash the dishes, take out the trash, and place used towels in the shower.-If excessive wear and tear is found on property or additional cleaning is necessary due to spills; trash left on site; unclean dishes; stains to furniture, carpeting, linens, paint, wallpaper, or flooring, the Guest authorizes the Owner to bill them for additional fees. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, the Owner has the right to evict the booking Guest and all occupants immediately and to bill the guest a minimum service fee of $250.-Parents should be aware of where children are at all times. Young children should be supervised when on waterfront areas, beachfront, boat launches, or boating. Children under the age of 18 should always wear life jackets when involved in boating or waterfront activities. Parents accept full responsibility for their children in all waterfront activities and boating.-All properties managed by Pond Life Vacation Rentals have on-site devices for the safety and security of guests and the home. Any attempt to turn off, damage, disrupt, or remove these devices will lead to fines and/or eviction without a refund. The SunSetter tiny home has the following devices: Security Camera System – exterior only; Sound Decibel Monitor – does not record sound; monitors noise level in common areas throughout the home.-For reservations 30 days and longer, utilities are included with caps.
