Cool beach accents and stylish Disney decor compliment the new furnishings throughout. The lounge area has sofas, a flat screen TV, ceiling fan and sliding doors out to the spacious pool deck. Plus there is a coffee station equipped with a Keurig coffee maker.The fully-equipped kitchen comes with everything you need for at-home dining including a fridge freezer, dishwasher, oven and hob, microwave, kettle, toaster, blender, cooking utensils, crockery etc. The formal dining area seats six with views over the private pool.Step through to the stylish master bedroom suite with a king bed, a flat screen TV, ceiling fan and an en suite bathroom with shower, twin sinks and a WC. Bedroom 2 is a beautiful queen room with flat screen TV. Bedroom 3 is the perfect hang-out for the kids! It has a fun Disney theme, twin beds, a flat screen TV, beanbags and even an XBox One. The family bathroom has a bath/shower, sink and WC.After a long day riding the roller coasters, you will love heading home to your private full-sized, west-facing pool with spa! The screened-in pool deck has a shaded dining area and comfortable seating. There is also an outdoor (unscreened) courtyard lounge with comfortable seating. The pool and spa can be heated (paid optional extra) and a pool security fence is provided for families with small children.The games room guarantees fun for the whole family! Games include table football, air hockey and a retro space invader arcade game.At the front of the home is a private paved driveway with parking for two vehicles. The home has a laundry area with a washer, dryer and ironing equipment. It has air conditioning throughout, ceiling fans, free Wifi and free local calls. There is complimentary use of a highchair, travel cot (pack and play) and two strollers.Located on the popular gated Tuscan Hills community, facilities include tennis courts, volleyball and a clubhouse with gym. Located very close by is a Publix supermarket, Ihop, Applebees, takeouts, small restaurants, bank, gas station etc. Disney World is just 8 miles away!IMPORTANT BOOKING TERMS:LOCAL AND STATE RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:1. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.3. Resort and community facilities associated with the home are owned and operated by the Tuscan Hills community, any limits or closures at any time are beyond our control.OCCUPANCY:The property accommodates a maximum of 6 people and 1 baby. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.POOL HEAT:The pool can be heated and is an additional $45 plus tax per night for the minimum of 3 consecutive nights. Please book pool heat before your arrival. If you request pool heat after your arrival, please note that the pool takes around 24 hours to get to temperature and there is an additional $20 call out fee to switch it on.Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). SPA’s will be set to 99 degrees (SPAs are not hot tubs and are part of the pools). Temperatures cannot be set higher due to sanitary regulations.Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
