Description
This beautiful villa is in “The Manor” area of West haven, Davenport. It is 6 miles; 20 minutes from Walt Disney World, Main Gate, and is situated close to the “Champions Gate” golfing area. 25 minutes from Orlando Intl Airport, and only an hour from Florida’s beautiful beaches.Thank you for taking a closer look at our villa information. It has always been our dream to own a property in Florida and when we stepped inside this villa in August 2016 we loved it from the start.We are confident that you will feel the same when you see it.Our home is situated in the select gated community of The Manor which is part of the prestigious West Haven development with only 57 wonderful homes and has its own tennis court and play area. This is a perfect base for all of Central Florida’s attractions as it is only minutes from the I4. (unfortunately the Home Association will not allow RV or campers within The Manor, all cars need to be on the drive, not on the road).This is a four-bedroomed property which sleeps up to nine guests. There are two en-suite bathrooms, one further bathroom and an outside shower and separate WC, Games room.All US telephone calls are FREE – for international calls, we suggest you buy an international calling card whilst in the USWe have installed Blink Video Cameras for added security, for the Driveway and front door – no visibility into the property for your privacy, and helping with peace of mind.The property is all on one level and so is accessible for all.There is free WIFI throughout and lots of games, DVDs and books for you to access.Outside there is a large pool deck with space to sunbathe and also sit and dine in the shade.There is a pool and a Jacuzzi which is enclosed by a removable security fence for that added peace of mind, which can be heated at a nominal cost.AC Cooling / HeatThe Villa has AC throughout the living space – (not Garage/Games room), Please note that Florida is a sub-tropical climate. In the summer the AC cannot get the temperature below 74. Ceiling fans will circulate the air, setting lower can cause damage to the unit, due to excessive running times and the danger of it freezing upFree 50Mbps+ wifiBaby set (cot – bring your own bedding- high chair and changing mat) available for a small weekly charge.Gas Barbecue available for a small weekly charge (Not covered by Management Company)All towels and pool towels providedAll bed linen provided3 hair dryers and 1 pair of straighteners providedCD playerBluRay / DVD playersPool heater available at a weekly chargeLiving areaAs you walk through the imposing front door you cannot help but be amazed by the layout and décor of this beautiful home. The living area has a 58 Inch HD LED Smart TV connected to cable providing over 100 channels of entertainment. If this is not enough, there is a blue ray DVD player and host of DVDs in our library.Of course you will need somewhere comfortable to sit – we have three settees in stylish brown leather, each seating two people. All of the six seats recline with the pull of a lever. The occasional tables and coasters mean that you will never be short of somewhere to put your wine glass down. There are Docking stations and plug in speaker options through out the living areaDining areaIn the dining area of the villa there is a marbled topped dining table seating 6 and 2 stools up to a breakfast bar for those informal eating moments.Setting this Villa apart from the others – there is an added bonus of another lounge area seating 5 on two settees – an ideal place to sit and relax away from all the technology at the other end of the room.KitchenThe kitchen is enormous and feels airy and is filled with every mod-con you could wish for. The large American fridge/freezer has a built in ice maker and a water filter for water based drinks that taste even better than bottled water. The cooker has a large oven and an electric hob. There is a large built in microwave above it. There are also two vacuum cleaners, a mop and a sweeping brush and dust pan.Garage/Games roomThrough the utility is an alarmed door to the double garage. There is a large TV, High table and 2 stools, decorated in a Gators Theme, with an American pool table and a table tennis table and Air Hockey. There are 2 Wall mounted fans for those warm evenings.There are also 2 sets of golf clubs (I cannot vouch for their standard) tennis rackets and balls, an ice box and folding chairs. All these are for you to use if you want. (Advise before you arrive for the golf clubs, please)Master suiteWhat makes this villa truly unique is the space and beautiful décor throughout. The master suite has an imposing US king sized bed with a wooden surround and matching dressing table. There are bedside tables with large lamps on them and a digital alarm clock at one side of the bed. The room has sliding patio doors to the pool deck outside. A corridor off the bedroom leads to a separate WC , his and hers sinks with vanity lighting, a sumptuous corner bath and a large shower for two! The suite has its own dressing room with lots of hanging space for all those new clothes you purchase from the designer outlets. Each dressing area / wardrobe comes with an abundance of clothes hangers too. There is also a personal safe in the dressing room off the master suite that gives you that added piece of mind knowing that your valuables are safe and sound.A cupboard off the bathroom houses spare towels and a hairdryer and straighteners can found in the drawers below the sink. New for 2017 Wall mounted tv fittedMaster Bedroom TwoWhat sets this house apart is another master bedroom with its own large bath, separate shower and separate WC. Tastefully decorated in lilac, this US Queen Size bed and vanity unit is the height of luxury, again with plenty of storage space, digital alarm clock hairdryer and a cupboard with spare towels.New for 2017 Wall mounted tv fittedThere are two further bedrooms which share a bathroom comprising of a bath with a shower above it, a sink and a toilet.Bedroom ThreeOne bedroom is tastefully decorated in turquoise and has a double bed with a single above it – accessed via sturdy built in steps. This room has a built in wardrobe with plenty of hanging space, a set of drawers with plenty of room , a digital alarm clock and a television connected only to a DVD player – ideal for lying in bed watching your favourite film in the evening.Bedroom FourThe fourth bedroom houses two single beds, a built in wardrobe, drawer space and a television complete with an Xbox 360 console and a digital clock radioWe also have a computer nook which has a desk and chair LAN Cable to connect to the router directly, and a bookcase containing many DVDs, books, games and CDs for you to use whenever you want.OutsideYou don’t come to Florida without wanting to spend time outdoors and this villa is ideal for that. The large treble patio doors open up completely letting the outside area become part of this lovely house. This patio door is alarmed so there is no chance of children opening it without you knowing. The oversized lanai runs nearly the whole length of the property and provides a gorgeous shaded area in which to relax or dine. There is a hexagonal dining table allowing four people to sit around it and 2 sun loungers. There are also two further reclining sun chairs with foot stools.There is also an outdoor shower and a separate WC which is accessed off the lanai.We have a gas powered barbecue which is available to hire at a small extra cost which is situated under the lanai, but should be used outside of the Pool netting area, and there is also a large ceiling fan above the patio table.The pool area is separated by a removable safety fence which will give you that added security if you have little children. There is a Jacuzzi which you can relax in and a pool which is big enough to play in and swim in. (The Jacuzzi spa should not be run for consecutive 2 hour cycles as this may affect the chemicals in the pool)Local Amenities:A five minute drive can get you to JC Penney, Best Buy, Belk, Dick’s Sporting Goods and many more retail outlets/restaurants. Other dining / shopping options are available along US27 just a few minutes away, including a Kmart, and several gas filling stations.The Champions Gate shopping complex is six minutes away with Publix Supermarket, Subway, McDonald’s, Walgreens Pharmacy, UPS store, gas station.
