    Welcome to your home away from home.! This beautiful house has been decorated and designed to the fullest with space for all of your friends and family. Comfortable beds in every room. Kitchen is fully stocked for all of your at home dinner plans. Close to Westgate, AZ Cardinals Stadium, and Gila Arena & Casino. Lounge by the pool and get a golden AZ tan while BBQing and enjoying your day. Just bring your bags and come enjoy this amazing home. You will not be disappointed!Other things to noteMust be 25 years of age to rent home.NOT A PARTY HOUSE!! Any loud of disruptive behavior will not be tolerated. We welcome our guests to have fun and enjoy the home but you must always be respectful of the neighbors.Quiet hours are 10 PM nightly which is Phoenix City OrdinanceNo smoking in home at any timeIMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA’s and cities to require occupant information including contact data, and vehicle data. An online portal has been established to make the process of providing the required information easy and to take very little time.* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting and/or using ride-share services.(b) Bedroom and Bedding Setup. (OPTIONAL)* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.(a) Time Change Policy: All requests for early arrival and/or late departure must be requested in advance and may not be possible based on the home’s cleaning, maintenance, and occupancy requirements and schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival request updates, and the day before your departure to get late departure request updates.(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Health, Safety, and Security protocols by arriving to the property before receiving full authorization to occupy the property.Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase “Cancel for any Reason” (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter’s stay has successfully concluded.NOTICE: Using this property for following purposes is prohibited:1. Any nonresidential use; 2. Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule; 3. Operating a retail business, restaurant, event center, banquet hall or similar use;4. Housing sex offenders; 5. Operating or maintaining a sober living home; 6. Selling liquor, illegal drugs or pornography; 7. Operating a nude or topless dancing; 8. Obscenity; 9. Adult-oriented business; or 10. Other uses prohibited by A.R.S. 9-500.39. Registration:Quiet Hours 10 p.m. to 8 a.m.IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Requests for arrival and departure time changes will not be approved until the morning of the arrival and the day before the departure, and may not be possible based on the home’s cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text your host’s Property Services Desk for updated information on the day of your arrival for early-arrival updates, and the day before your departure for late-departure updates.(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host’s Arrival and Departure House Rules Policy.Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff’s schedule and availability to meet at the property. In all cases, if personal property is not able to be picked up at the property, and delivery of personal property is requested, the charge associated with arranging and paying for the return of personal property is $75 service fee, plus the actual costs associated with mail and/or delivery charges.
