Walk to Durango’s downtown along the River Walk or hike Animas MountainMonthly Rentals Only: This Tierra Group LLC home was completed in the summer of 2007 in the Tierra Artisan Court Community and it’s been our vacation home ever since. Modern design with an open floor plan and access to a shaded patio off the kitchen/dining room.You will enjoy walking and biking right from the house to Durango’s restaurants, public library, and Rec Center. Take the bike path along the Animas river to downtown Durango or the trolley. (We like to walk to dinner and take the trolley back.) The Durango Rec Center is a 10 minute walk, and Animas Mountain Park, with hiking to 8,000′ and views up the Animas Valley to Engineer Peek, a few hundred yards from the house.The open floor plan on the ground floor is all hardwood floors and includes a kitchen with granite countertops and a center island, a dining room which seats 6 comfortably, and a living room. Enjoy your family vacation as we do sitting around the gas fireplace in the living room with a sofa, loveseat, and recliner centered around a large flat screen TV. The living room includes a built-in desk so you can check in with work without ever leaving the living room. Also on the first floor is a conveniently located 1/2 bath, just off the kitchen and access to the 1 car garage (with a fold-away ping pong table). Easily access not only the back yard but patio with propane grill and outdoor dining furniture through a patio door in the kitchen.The second floor features 3 bedrooms, two bathrooms, and washer and dryer. The master bedroom has a king size bed and private bathroom as well as a walk-in closet. The 2nd and 3rd bedrooms share a full bathroom located between them. The 2nd bedroom has 2 twin beds and while the 3rd has a queen bed, desk, and office chair. Both also offer nicely sized closets.The yard is big enough to enjoy the green and fun with the kids but safely fenced on 3 sides – the only access to the street is the cul de sac at the front of the house.The location is ideal, on a quiet cul de sac far enough from Durango’s lively downtown for quiet evenings on the patio and cool summer breezes with the bedroom windows left open, yet only a short walk from Durango’s Recreation Center and River Walk. Durango’s trolley can zip you to Durango’s downtown with shopping and restaurants or you can bike, walk, or enjoy a short drive. You can run, hike, or mountain bike right from the house up Animas Mountain. Climb to a beautiful view looking north up the Animas River valley or head out to Dalla Mountain Park or the Colorado Trail – 2 miles or so from the house – for mountain biking or hiking.Please know that we’re the real deal – this is our family’s vacation home and we’re looking to rent it to others who share our appreciation for Durango and Southwest Colorado. Our purpose in renting is to offset the costs of owning a vacation home, not to supplement our income with rental property. I will do my best to respond to your needs – see our reviews for the experiences of some of our renters. If you would like to be able to call someone local should you have questions or needs, or just want to transact your rental of our home through a commercial enterprise, we can run your rental through our property manager at an increased monthly rate (30%) to cover those costs.Given the pandemic and post-pandemic era of Durango’s hyper-competitive vacation rental market, we re-evaluate our rates each August for the following summer/high-season. It’s our intent to rent the house via month/month+ rentals through the high season (June-October) so we can afford to enjoy the house the rest of the year and thus endeavor to offer our monthly rental at market competitive rates. If you have thoughts or information on how to improve our efforts, please send the along :)Lastly, in this era of “internet of things,” please know that the only thing that will be connected to the wifi when you arrive is the Roku stick in the TV that you can use to access your Netflix account – no Ring video doorbells, no remote garage door monitors or openers for delivery of Amazon packages, or anything else.
